Rising damp, up close

Is it rising damp? It usually looks like this.

Rising damp is water from the ground soaking up through the walls. It rarely climbs higher than about a metre, and it leaves a pattern we can read.

  1. A tide mark up to about 1 metre

    A wavy, brownish line that runs roughly level along the bottom of the wall.

  2. White, fluffy salts

    Salts carried up from the ground dry out on the surface. They also pull moisture from the air, so the patch never quite dries.

  3. Blown or crumbling plaster

    Plaster sounds hollow when tapped, flakes under the paint or falls away low down.

  4. Damp or rotting skirting

    Timber against the wall swells, stains and can start to rot. You may notice a musty smell.

  5. It’s worst at floor level

    Readings climb the closer you get to the floor. Leaks and condensation don’t follow that pattern.

Not every damp wall needs a damp-proof course.

Leaks and condensation cause a lot of the damp we’re called out to. So we check inside and out before we quote, find the real cause, and treat that. We don’t just mask the symptoms.

What is rising damp?

Rising damp is groundwater soaking up through the bottom of a wall because there’s no working damp-proof course to stop it. It usually shows as a tide mark up to about 1 metre high, with white salts, blown plaster and damp skirting boards below it.

How do I know what kind of damp I have?

The pattern usually tells you: rising damp stays low on ground-floor walls, penetrating damp appears after rain at any height, and condensation shows up as black mould in cold corners and around windows. Because they can look alike, our free survey checks inside and out to confirm the real cause.
